A. Yes. Compared to 20 years ago you have options and one of those options is the degrees you can earn at Marshall Bennett Institute Of Real Estate at Roosevelt University.  

Q. Are there rent ready items I need to consider when taking my planned Chicago flip and change course to turn it into a long term rental?  

A. Yes, the items you might focus on when selling vs renting are often different.  When selling  or flipping a home in Chicago you are worried about curb appeal, flow of the house, quality building material, appealing kitchens, and anything else that will help your Chicago flip get to the closing table faster.  With renting, those items are all important and may help you attract potential renters to your rental but you now need to focus on the long term.  What has to happen to make this place rent ready?  Was it cleaned enough or does it need cleaning again?  Did I add door stops to prevent holes in the walls while someone is living there?
